Our Inspection Reports

Our inspection reports range from detailed building-wide evaluation reports of all major structural elements & mechanical components to the basic pre-purchase townhouse or coop apartment inspection report.

The scope of our inspection reports may be tailored to suit the client requirements and include the following types of reports:

• Building-wide inspection of all structural elements and mechanical systems and Essential Services.

• Specific-element inspection of a single component [e.g. roof] or single system [e.g. boiler]

• Individual Coop/Condo Unit pre-purchase inspection.

• Fire Damage inspection to evaluate scope of damage and related claims.

• Building Damage caused by Plumbing Leaks or Rain-water Seepage inspection report to evaluate the extent of damage and required repairs thereto.

• Code inspections to evaluate compliance of construction or renovation with Building Code requirements.

• Construction progress inspections to evaluate percent completion and authorize progress payment requisitions.

• Construction supervision - periodic inspections to evaluate progress of major capital improvements or restoration and compliance with the project specifications and drawings.

Fee Structure:

Fees for basic townhouse, coop or condo inspection reports are typically quoted on a lump sum basis plus additional work rates beyond the basic inspection and report fees, and are typically broken down in a Formal Proposal or an Inspection Order Agreement Form. The inspection usually takes 2-4 hours with an inspection report generated within 2-4 busines days.

Fees for Commercial property and Multiple Dwelling building-wide inspections are typically quoted on a lump sum basis plus additional work rates beyond the basic inspection and report fees, and are typically broken down in a Formal Proposal or an Inspection Order Agreement Form. For larger properties, complexes and property portfolio audits, a fee is usually quoted following a site visit.

Periodic project monitoring, construction supervision and property portfolio analysis require greater management and coordination. These inspections require scheduling of inspectors and professionals over longer duration between 3-12 months periods with on-line work progress and field reports.
